About the properties
All utilities (electricity, gas, water), high-speed internet, and furnished bedroom are included. There is no key money, no agent fee, and no hidden charges. At the end of each month, if household utility consumption is below the budgeted amount, the surplus is refunded proportionally to residents.
Share houses are multi-bedroom homes where you have a private furnished room and share a kitchen, living room, and bathrooms with other residents. Studios are self-contained 1-room apartments with your own private kitchen and bathroom. Our studios open in August 2026.
Yes. All rooms come with a bed, desk, chair, wardrobe, and basic storage. Common areas in share houses are fully equipped including kitchen appliances, washing machine, and wifi router.
Current share house properties are within a 5-minute walk of Nishiya Station (JR Tokaido Line), giving direct access to central Yokohama in around 15 minutes and Tokyo in 35–40 minutes.
Contracts and requirements
Yes. All contracts are provided in English and we walk every new tenant through the document before signing. There are no Japanese-only documents in our process.
No. We do not require a Japanese guarantor. We handle our own screening process and do not use a third-party guarantor service.
We prioritise long-term residents and actively seek tenants planning to stay 6–12 months or longer. That said, there is no fixed minimum stay — contact us to discuss your situation and we will do our best to accommodate you.
Passport copy, proof of visa status (or visa application status if you are still arriving), and a brief personal statement about your purpose of stay. No Japanese documents required.

(A ¥40,000 cleaning fee will be deducted from deposit at move-out)
Refundable on move-out minus cleaning fee and any damage, provided there is no damage beyond normal wear and tear. We conduct a move-out inspection together with you so there are no surprises.
Visas and registration
Yes. You can register your address at any Don Holdings property for your residence card (在留カード).
We require a valid long-term visa (student, work, specified skilled worker, etc.) or proof of a pending long-term visa application. We cannot accommodate tourist visa stays.
Community and support
Community Access is an optional one-time payment of ¥1,000 that gives you full access to detailed profiles of current share house residents before you apply — their backgrounds, hobbies, and what they love about living at Don Holdings. This applies to share houses only.
Contact us directly. We manage all properties ourselves and respond within 24 hours. We are not a hands-off agency — we are involved in the day-to-day running of each house.
